Litt Group Increases Focus On Helping Owners Navigate Brand PIPs

BOCA RATON, FL — The Litt Group, a preeminent capital project administration and consulting firm for the hospitality industry, announced today they were awarded a consulting agreement for the renovation of a portfolio of hotels owned by Cambridge Landmark Partners requiring Property Improvement Plans (PIPs) approved by the brands.

The portfolio includes the Sheraton Orlando North in Maitland, Florida; Grand Orlando Resort at Celebration in Kissimmee, Florida; Hyatt Regency Milwaukee in Milwaukee, Wisconsin; and the Philadelphia 201 Hotel in Philadelphia, Pennsylvania.

The properties will undergo a comprehensive renovation including all public areas, conventions spaces, retail outlets, guestrooms including bathrooms, and corridors. Several properties will have exterior improvements including new color schemes and updated landscaping. Upon completion of the renovation, the Grand Orlando Resort will be converted to the Delta at Celebration by Marriott brand, and the Philadelphia 201 Hotel will be converted to the Sheraton Downtown Philadelphia.

“Owners are faced with extensive PIPs from brands today, and we are uniquely positioned to help hoteliers avoid unnecessary capital costs by understanding the true infrastructure costs involved – not only what brands are looking for in the PIP,” said Jay Litt, principal, The Litt Group. “We have operated hotels profitably for years and have a true grasp of how to help owners negotiate with brands to ensure a balance between cost and return on investment.”

The Litt Group plans on pricing each individual PIP, negotiating the scope with the brand, creating schedules for each property as well as sourcing designers, architects, procurement companies, construction, and accounting firms to bring the project to a successful conclusion. The Litt Group understands the working relationship between the owner and brand and is able to help both parties achieve their objective while ensuring the owner’s increase the return on their investment

During the past ten years, The Litt Group has renovated over 45 properties spending over one hundred million dollars on behalf of multiple ownership entities. They have also taken ownership positions in several of these assets. The combination of being an owner and operating hotels over the past 40 years gives the Litt Group a unique understanding of what a hotel needs out of a renovation to be successful.
